Home inspector ruled negligent; must pay

A BC Supreme Court Judge ruled that home inspector Imre Toth was negligent because he did not inspect the entire home, telling the buyers that the $1.1 million house needed about $20,000 in repairs.
In the end, the actual cost of repairs to the North Vancouver home was over $210,000.
The couple signed an agreement with Toth that limited the inspector's liability to the cost of his service, which was $450.
The judgment said that another inspector found water weeping from a wooden beam that he easily sunk his knife into, along with several cases of fungus growing.
Toth is a member of the Canadian Association of Home and Property Inspectors (BC), a self-regulating association that licenses its members.

It's good to see that not all inspectors are the same, but they are not all bad too.

While I empathize with the inspector, it is time for them to be accountable. Their services are not cheap for what they do. I read many reports where they cannot investigate due to the wiring being covered, or the roof covered with snow or...but no discounts because they could not complete the inspection properly. And waivers for everything they do...hmmm.

Home buyers pay a professional fee to hire someone that they can trust before they invest their life time saving to a home. At the end it turns out a nightmare to them and not many home buyers know that they can go after the inspectors. This case will wake up the home buyers and also the inspectors not to treat every home the same. Not to influcense their judgement by the value of the house or the nicely decorated home for showing.
